Radon Levels in Albuquerque Typically Higher During Winter Months

Increased Radon Levels are typical during colder months according to Albuquerque Inspectors

 

Radon gas tend to be more prevalent during the winters says a local Radon Inspector. 

Radon gas is naturally emitted from the earth into the atmosphere.  During the winter months, low Barometric Pressure along with high wind speeds are known to cause significant increased Radon levels.

Be sure to do your research and ask questions of the experts if you are selling your home and anticipate having a radon test completed as part of the sale terms.

Timing The Real Estate Market - Part 2

Many Analysts are saying that the latest home sale patterns show signs of finding the bottom.

 

In 2010 all states showed a decrease in third quarter sales. In 2011 all states showed an increase in third quarter home sales and when 2011 fourth quarter home sales reports are released all states are expected to show an increase in home sales.


Now the big question.  Is now a good time to buy a home?


Well with inventory down, home prices at the lowest they have been since 2003 and interest rates at the lowest they have ever been in the history of the United States.


The indicators tell me that yes now is a good time to buy Real Estate.

Timing the Real Estate Market - Part 1

Could this be the best time to invest in Real Estate?

Affordability in the United States is at its lowest recorded level ever at the end of 2011.


Note: Affordability is calculated as a Percent of a family’s income required to make mortgage payments on a median priced home.  

Historically the affordability average is 22.1 percent. In 1980 affordability was 36% and in 2005 at the peak of the housing boom affordability for a median priced home was 23%.

In 2011 housing affordability was at 13.6%, again the lowest it has ever been.

Let's put that in perspective, if you bought a home in 1989 for $94,000 with a 10 percent Mortgage rate your monthly payment would have been $825 per month.

In 2011 you could have bought a home costing $166,000 at 4.45% and your monthly payment would have been $837 per month.

Now ask yourself the question. "Could this be the best time to invest in Real Estate?"

FYI as of this blog the average 30 fixed mortgage rate is at an astounding 3.98%. WOW!

Warren Buffett's Advice to Secretary | Now is the Best time to Buy your Retirement Home

Debbie Bosanik, Warren Buffet's secretary decided it was a good time to buy a retirement home and is quoted as saying;

            "Warren tells me that it will be the best opportunity in my lifetime"
 
This is a fact for people who have dreamed for years about an opportunity to buy a retirement home or those who have worked diligently to secure employment, build credit and are now ready for home ownership, today's market offers low prices and the cost of money is at a record low with banks offering mortgage loans at rates below 4%. The big question is, is it time to buy that home?  My advice is to take seize the opportunity because if you are waiting for the real estate market to hit "the bottom" it is certain that it will have come and past before you know it.  The real estate housing inventory is already decreasing in many parts of the country so the time is right with the low prices and interest rates in your favor.

Mesa Del Sol Going Green

It is no secret that Mesa Del Sol will be a unique self-sustained master planned community but did you know that Mesa Del Sol has plans to Go Green? Albuquerque is currently the number 5 greenest city in the country and now Mesa Del Sol plans on doing their part to keep with the theme "Keeping Albuquerque Green".

Mesa Del Sol will make the most of every drop of water by employing a systematic storm water and waste water harvesting system for re-use in a high desert landscaping design. Mesa Del Sol will also dedicate 3,200 acres to parks, trails and open space which will account for approximately 25 percent of the Mesa Del Sol Community.  We would love to hear your thoughts on this!

Mesa Del Sol Breaks Ground on Model Homes

Well this is it, Mesa Del Sol has broken ground on its first model homes. According to Mesa Del Sol they will have homes for sale in the Spring of 2012.

Home Prices are expected to be as follows:

  •  Builder - Paul Allen Green Built Homes will offer 1,200 to 1,600 Square foot Courtyard Homes that will range in price from the mid to high $100s.
  • Builder - Pulte Homes will offer 1,400 to 1,800 square foot Street Pairs that will range in price from the high $100s to the low $200s.
  • Builder - Pulte Homes will offer 2,000 to 2,400 square foot Single Family Homes that will range in price from the mid to high $200s.
  • Builder - Raylee Homes will offer Single Family Homes from 1,600 to 2,400 square feet priced in the low to mid $200s.
  • Builder - Rachel Mathew Homes will offer the larger and spacious 2,400 to 2,900 square foot Single family Homes ranging in price from the high $200s to the mid $300s.

Eventually Mesa Del Sol will feature over 37,500 homes and could become the largest master planned community in the Metro Area.

Mesa Del Sol's concept of "Sustainability" is an interesting idea that intends to create stressfree community by bringing work, shopping, recreation, schools, parks, restaurants and so forth closer to home. Less stress Hmmm...
