The Home Buying Process

With over 19 years in real estate, we have had the pleasure of helping hundreds of families to buy a home, lot, investment property, or build.  Veronica and her team of professionals have the experience, market knowledge, track record, and expertise to guide you through the process. Starting with your mortgage qualification, a needs and wants analysis for your property search, preparation of the offer to purchase and negotiating your terms of the purchase agreement including contingencies and inspections.  We assist you through the entire transaction.  It is our mission to keep you informed, find answers to your all of your questions, address any concerns and ultimately help you to meet your goals. The home-buying process can and should be a good experience and our goal is to exceed your expectations.  The best part is that most of the time we are compensated by the Seller who has listed their property in the multiple listing service.  In this case, the Seller authorizes the listing broker to cooperate/compensate other brokers who bring a buyer for the property.  So, when you hire us to help you buy a home we work for you and are paid by the Seller the majority of the time.  Call Veronica for more details on the home-buying process.

The Mortgage and Loan Process

Pre-qualify

Loan Pre-qualification and mortgage planning are the first and most important steps in the process of buying your home. Knowing what you qualify for, and choosing the mortgage program that supports your financial goals is not only imperative but it strengthens your negotiating power and it is the foundation for a successful purchase.

Searching for your home

During our interview, we will perform a needs analysis to determine what your real estate goals are.  We will discuss expectations, your wants, needs, dreams, and time frame.  Once you have completed the mortgage pre-qualification we will begin your home search, provide information on available properties, and schedule appointments to view them.  We will educate you on the area, neighborhoods, market value and discuss the types of inspections to consider for the different construction types and mechanical systems.  Our goal is to make finding your ABQ Dream Home an enjoyable and educational experience!

Making an Offer

Once we find your property we will research the details, collect disclosures and provide you the with a market analysis including information on the recent comparable property sales in the area.  We will explain and prepare the purchase agreement, recommend and provide information on inspections and other contract contingencies, answer your questions and then present your offer to the Seller or Sellers real estate broker.  The Seller will then respond in one of three ways, they may accept the offer as written, counteroffer any of the terms or reject the offer.  You will have a contract when all parties have reached an agreement on the terms.

Contract to Closing
